Market
Communities of 100,000+ residents (or 60,000+ where CEFA already operates).
Demographics
Average household income above $120,000; growing family base; strong education levels.
Building
Ground-floor preferred; ample natural light; clear visibility from classrooms to outdoor areas.
Rent
Typically mid-$20s to mid-$30s per sq. ft., depending on market and site quality
